Operations
Operations is a diverse group composed of custodians, trades persons, grounds workers, heating, ventilation and air conditioning (HVAC) field crews, heating plant operators, movers, mechanics and customer service representatives.  JoAnn Navarro is Director of Operations. 

 Operations performs the following functions:

  • Maintains and cleans the interior and exterior portions of the University’s facilities
  • Performs maintenance and preventive maintenance on the plumbing, electrical and structural and surface portions of the University’s facilities 
  • Operates the Central Heating Plant and maintains building heating and cooling systems
  • Maintains and enhances roads, walkways, playing fields, lawns, plantings and other aspects of the University’s natural environment
  • Maintains University’s vehicular fleet
  • Operates Physical Facilities Customer Service Center and Emergency Customer Service Center
  • Operates Central Receiving/Warehouse and Expediting services
    Supports University events with Custodial, Expediting and Trades support

Carpentry Services The non-chargeable carpentry services provided involve the repair to existing building interior architectural components. Examples of those services are:

  • Repair existing doors, door stops, and hinges 
  • Repair and maintain interior tile surfaces 
  • Repair/replace acoustical tiles in ceiling (non-damage related) 
  • Repair torn carpeting which is a safety hazard. Replacement of carpeting is the responsibility of individual departments. If the cost of the carpeting repair (labor and material) exceeds 20% of replacement value, then the department should fund the repair or replacement. 
  • Repair venetian blinds 
  • Repair molding, baseboards and weather stripping 
  • Replacement of handrails 
  • Repair of counter tops 
  • Repair roof leaks 

Chargeable Carpentry services are those where new work or work on non-facility items are accomplished. Examples of chargeable services are:

  • Renovation of all sizes from counter tops to single rooms or multi-room modifications 
  • Installation or relocation of wall-mounted shelves, free-standing bookcases, chalkboards and white boards 
  • Assembly of furniture such as desks, computer stations, and prefabricated partitions 
  • Hang pictures, plants and minor wall items 
  • Construct bulletin boards 
  • Install doors, door stops and door enclosures 
  • Repair wooden furniture. Install new formica tops on desks/credenzas. 
  • Reupholster furniture 
  • Construct faculty mailboxes 

Custodial Services The Custodial Services Department provides routine cleaning services for academic, administrative, and residential communities. Services provided consist of both regularly scheduled routines and special projects. Non-scheduled work is generally billed to the requesting department. Examples of non-chargeable services provided by Custodial Services are:

  • Restroom cleaning 
  • Vacuum carpeting 
  • Shampoo carpeting 
  • Empty waste baskets 
  • Dust mopping floors 
  • Wet mopping floors 
  • Refinish floors 
  • Recycling 
  • Window cleaning 
  • Dusting horizontal shelves 

Examples of chargeable services include:

  • Set ups for special events 
  • Clean up after special events 
  • Requests outside of normal service times 
  • Requests outside of normal service areas 
  • Moving (expediting) services provided after regular hours or those performed in conjunction with major renovations* 

* Contract moving is required when the work is beyond our capability. Evaluations of all large moves are provided based on the information provided to Customer Service and/or at the request of the customer.

Electrical Services Physical Facilities maintains and repairs all installed electric service for both internal and external building power and all building power supplies.

Examples of non-chargeable electrical maintenance services performed are:

  • Maintenance of the campus high voltage distribution system 
  • Maintenance of the primary electrical system 
  • Repair of breakers in academic buildings and residence halls 
  • Repair and reset of fire alarm systems 
  • Repair and replacement of interior and exterior lamps and fixtures (does not include desk, table or floor lamps and does not include lighting being replaced as part of a renovation) 

Examples of chargeable services are:

  • New installations such as outlets and electrical fixtures 
  • Installation of additional service to support new or relocated equipment 
  • Upgrading existing or installing new light fixtures and lighting equipment 
  • Installing cabling for computer equipment 
  • Support of campus special events which include power supply, flood lights, public address systems and standby electricians 
  • Repair electrical problems which affect the feed of electricity to departmentally owned electrical equipment (i.e., ovens, garbage disposals, sterilizers, etc.) 
  • Installation of security systems 

HVAC Services The Heating, Ventilating and Air Conditioning (HVAC) Department maintains the heating and cooling equipment which is installed as part of a building. Examples of non-chargeable services provided by HVAC are:

  • Replace air conditioning filters 
  • Perform preventative maintenance on HVAC related equipment 
  • Control air flow distribution, temperature analysis and balancing 
  • Repair and replace air handlers, exhaust fans and hoods 
  • Fabricate sheet metal for ducts, vents and flashing (not associated with renovations) 
  • Maintain compressors and vacuum pumps integral to the building operating system 
  • Maintain and repair evaporative coolers and air conditioning equipment 
  • Repair "constant temperature rooms", freeze dryers and centrifuges 
  • Maintain water fountains 

Chargeable services are offered, as requested, for non-facility equipment. These include departmental equipment that support research, academic or administrative functions, such as:

  • Freezers 
  • Refrigerators 
  • Ice Makers 
  • Incubators/shakers 
  • Glass washers 
  • Other sterilizers 
  • Any remodeling/renovation work 

It is important to recognize that there is special departmental equipment that requires outside contracting repairs. In these cases Physical Facilities may not have the tools, equipment, specialized technicians, or the state licenses to perform the work. Example:

  • Ultra low scientific equipment 

Painting Services Examples of non-chargeable painting services performed are:

  • Painting building exteriors 
  • Painting building interiors based upon a painting schedule/cycle (below) 
  • Painting light poles 
  • Painting interior or elevator cabs 
  • Street and crosswalk striping 

Building Maintenance Painting Schedule / Cycle

Residence halls 6-7 year cycle
Classrooms, stairwells, hallways and restrooms 8-10 year cycle
Interior offices 10-13 year cycle
Building exteriors 13-15 year cycle

Examples of chargeable services performed by the Paint Shop:

  • Any painting requested outside of the normal Painting Schedule/Cycle 
  • Dry walling, texturing and painting associated with remodels or renovations 
  • Refinish furniture 
  • Paint or stain new unfinished furniture 
  • Change color of walls, trim, cabinets and doors that otherwise are not in need of painting 
  • Hang wall covering 

Plumbing Services Plumbing Services provides the following services as non-chargeable items:

  • Repair all plumbing (pipes and fixtures) integral to the building operating system 
  • Repair plumbing components such as tanks, valves, traps, exchangers and water heaters 
  • Repair laboratory drains and fixtures 
  • Unplug drains and drain lines 

Examples of chargeable services are as follows:

  • Maintain plumbing services to appliances 
  • Plumbing work associated with remodels or renovations 
  • Install new equipment 
  • Repair plumbing problems related to departmental equipment 
  • Repair and replacement of fixtures, supply and discharge lines for laboratory gases and compressed air 
  • Unplug drain and drain lines for auxiliary services
